5 Things You Should Know About SAP Calculations

SAP calculation is a method of calculating the energy performance of the dwelling. SAP stand for Standard Assessment Procedure. When a building passes the assessment, it receives an Energy Performance Certificate (EPC). 



 

SAP calculations in London play an essential role in designing a new home. It is because SAP rating is required for all the new homes under Part L of the building regulations since 1995. 

If it sounds complicated to you, don’t worry. In this column, we have compiled few essential things that people should know about the SAP assessment. 

 

1.  The SAP calculation is based on various factors like the element of the structure, heating system, internal lighting, and renewable technologies used in the home. SAP calculation indicates a score from 1 to 100+ for annual energy cost.100 represents zero energy cost. 

 

2.  There are two types of SAP assessment. The first is At-the Design Stage. It highlights the potential issues and ensures that the design is building regulations compliant. At the designing stage, SAP assessors ask for the following information –

 

·         Construction drawings and a site plan


·         Details of the construction method

·         Details of the insulation to be used

·         Details of windows and doors to be installed 

·         Information of the heating systems and hot water storage

·         Type of low energy lighting 

·         Details of the ventilation system





 

3.   The second SAP assessment is carried out after the completion of the project. It is called As-Built Report. This assessment deals with the information that was not available in the first report. It is mandatory to pass both the tests.

 

4.    At the design stage, SAP assessors assist the methods of achieving compliance. Also, it is easy to make changes in the design stage. However, making changes in the As-Built Stage is complicated. It is difficult, expensive, as well as disruptive. 

 

5.    SAP calculation is a desktop exercise. You will have to provide the correct information to the assessors for it. The site survey is not essential for SAP assessment.
